Listing Documentation

When you are putting your home on the market for sale, there is some paperwork which needs to be completed.

Multiple Listing Service Agreement
This is the paperwork needed to hire Michael to sell your home. Points to discuss and agree upon are:

1) Listing Price: As discussed in the pricing section. Carefully decide on an asking price for your home.
2) Listing Term: Decide on how long to have your home on the market. The minimum term is 2 months.
3) Real Estate Agent's Commission: The rate of commission is based on the comparative rates in your neighborhood. Some sellers will offer a higher commission than usual to provide an incentive to realtors to sell their home. Some sellers will offer less than the usual rate of commission. However, this creates less incentive for the Buyer's agent to show and sell your property. There is no standard commission, but have Michael discuss and help you determine the best commission rate for your situation.

Property Disclosure Statement
This standard form must be completed by you. You must answer questions honestly and provide comments about the home you are selling.

Property Data Input Form
This is a standard form which you and Michael will complete together. The purpose of the form is to provide detailed information of your home to the Real Estate Board. The Real Estate Board then inputs the data into their database, which is then available to all the realtors and somewhat to the general public.
